The job includes, but is not limited to, janitorial tasks, preventative maintenance, repairs, and apartment turnovers.
Technical expertise in one or more building trades required.
As a part of the on-site team, ensure a high standard of cleanliness, customer service, and a hazard free environment.
QUALIFICATIONS: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily.

Education: High School degree or equivalent and technical training/experience in a building trade required.
Experience: 2 years or more in skilled maintenance work required.
Equipment: Circuit Tester, Drill & Bits (Metal & Wood), Hammer, Level, Putty Knives & Broad Knife, Pipe Wrenches, Sander, Saws, Screwdrivers (Phillips, Standard, & various sizes), Scrapers, Combination Square, Tape Measure, Toolbox or Bucket, Wrenches/Sockets, and Various Pliers.
You may need to add tools as you progress in this position.
Abilities: Ability to take direction from the supervisor Ability to use a computer for web access, word documents, and excel spreadsheets Ability to read, write, do basic math and follow instructions Ability to read and interpret electrical, plumbing and mechanical diagrams, blueprints, and to make working sketches Ability to lift, push, pull, climb, and extensive walking.
Ability to work in a collaborative manner, as a part of the site team Ability to relate professionally with vendors, residents and co-workers Ability to communicate effectively with people from diverse backgrounds Ability to use maintenance, trade and testing equipment and tools Ability to commit to the mission and values of the company Ability to be flexible to change work plans Ability to work long hours out in harsh weather conditions.
Ability to tediously chip ice on sidewalks.
Ability to operate snow equipment.
Ability to effectively deal with angry residents when weather conditions are beyond completing in a timely manner.
Ability to maintain a professional personal appearance Ability to drive a car (and a valid driver’s license) in order to run errands etc.
Ability to oversee work progress of vendors or outside contractors Ability to work within a budget Requirements: ESSENTIAL JOB FUNCTIONS/RESPONSIBILITIES: Completes work orders in a timely and accurate manner.
Cleans up after work is complete.
Performs repairs on the property, including painting, carpentry or wall repair, and minor plumbing, electrical, air conditioning, heating, etc.
Cleans all units during turnover process as directed by the Regional Property Manager.
Maintains grounds and common areas, including lawns and flowerbeds, shrubbery, parking areas, trash pickup.
Provides on-call maintenance service as directed by the Area Manager.
Responds to emergencies as instructed and completes incident/accident reports related to emergency or incident.
Sets up conference room and community space as needed.
(If applicable) Maintains property maintenance logs and inventory of supplies and equipment.
Advises the Regional Property Manager on the overall condition of the property.
Responsible for overall physical condition of property.
Follow through with 504 Self Evaluation repairs and maintenance.
Complete Purchase Order for Request, code invoices in a timely and accurate manor for approval.
AMERICANS WITH DISABILITIES ACT (ADA) REQUIREMENTS: Physical: Frequently required to push/pull objects weighing more than 100 lbs and lift and carry objects weighing more than 50 lbs but less than 100.
Frequently required to perform simple manipulative tasks such as using hand tools and operating maintenance machinery.
Must be able to walk, stand, squat, drive, and remain in uncomfortable positions for periods of time necessary to accomplish maintenance repairs.
