1910 shabby chic farmhouse with remodeled French kitchen, remodeled bathroom, wood floors which are in fair condition, deck, solar power, garden, and peace of mind.
Its an old house so has its quirks, so if you're used to modern functionality, this isn't the place for you.
It is a working cattle ranch so you there will be people on the property from time to time, closing gates are important, and I will rent this out unfurnished, aside from a few hutch's that serve the kitchen.
Water if from a well, not the greatest, heat is both wood heat and electric oil radiators.
Electric bill is tiny due to solar power, oven and on demand water heater are both propane.
Stove is a professional restaurant stove but does not have convection.
And most importantly, we have solid optic fiber internet and you can get your TV through that.
This house sits on 131 acres and currently comes with chickens and ducks.
There are raised beds and a greenhouse and a large garden and fruit orchard.
Because there are cows on the property, your dog, if you own one, needs to be mellow.
There are several cats that keep the mice, gophers and rats away so double mellow for dogs.
There is a farm hand living on the property and I will be living up in a cabin on the mountain.
The house is quiet, the road is a dead end so very light traffic.
It's an extraordinary rental.
.
.
.
.
to be sure.
I will maintenance the landscaping and work in the garden from time to time and can help with whatever you ask.
It is farm life.

The rent will cover water and internet, unless you want faster speeds.
The house is on solar power so the bill in nothing if you are conservative.
If you use the radiators then you will see a bill during the winter.
If you are used to heating with wood then you will never see a bill.
The summer nights are cool so if you open the windows after sundown, and close the house back up again in the morning, it stays cool all day.
No smoking in the house, that's a lease breaker.
Smoking outside is fine but during the hot summer no smoking while walking around in the dry fields.
There are cats attached to the property.
.
.
.
and some live around the house.
They are outside cats and I will feed them.
They are the most effective way to keep the rats away from everything, including your vehicles.
You can bring your own and dogs too.
.
.
.
.
unless they are chicken, duck, and cat killers.
Then its not a great fit.
There is a pen next to the house for dogs and it has a shelter and another shade area during the summer.
There is a car port and a dilapidated building to park under during the winter.
One of the biggest concerns is leaving gates open to the fields.
If you do there is a chance 45 cattle will enter and destroy the trees and gardens confined within the compound.
It only takes 5 minutes to destroy years worth of work.
If you do have dogs, they are not allowed to chase the cows due to stress.
Regarding the garden and trees, I will take care of the watering but you can definitely plant anything thing you want and harvest fruit from the trees.
Everything is bio-dynamic and fully organic, no sprays.
